Additional Property Notes
• The primary shower is small than a typical modern shower.
• The home uses well water (common in the Catskills). Hot water supply is limited, so multiple indoor jacuzzi tubs cannot be filled at the same time.
• Depending on the season, well water may occasionally contain national sediment.

Important Information
• Guests who prefer bottled drinking water may wish to bring some.
• Children under 13 are not permitted in the hot tub.
• Swimming is not permitted in the pond.
• Booking confirms that guests agree to the hot tub liability waiver in the house manual.

Use of the hot tub is at your own risk. By using the hot tub, guests acknowledge and accept all risks associated with its use and agree that the property owners and hosts assume no responsibility for accidents, illness, injury, or damages that may occur.

Guest access

Guests have access to the entire home and property during their stay, including the deck, hot tub, and surrounding outdoor areas.

The property is private and not shared with other guests. Please note that swimming in the pond is not permitted. For safety reasons, children under 13 are not allowed in the hot tub.

Hot Water & Well System
– The home uses well water and a smaller hot water tank, which is commin in mountain homes. If multiple long showers are taken or the indoor jacuzzi is filled, the hot water may take some time to fully regenerate. Allowing time between heavy hot water use will help ensure everyone has hot water.

Food & Supplies
– Bottled water, coffee, and snacks are not provided, so please bring your own.
– The nearest supermarket is about 6 miles away.
– A Keurig and a regular coffee maker are available for your use.

House Guidelines
– No smoking of any kind inside the home (including medical marijuana).
– Check-in time is 4 pm to allow time for thorough cleaning and preparation of the home. On rare occasions, a slight delay may occur during peak turnover days, but we will always keep guests informed.
– For extended stays, if the propane grill is used frequently, guests may be asked to replace the propane tank.

Pets
– Well-behaved pets are welcome. Please let us know if you plan to bring a pet when booking.
– Pets must be house-trained and supervised.

Property Maintenance
– Lawn care may occassionally take place during your stay (usually 1-2 hours).
– Trash pickup is Tuesday mornings, so you may see someone briefly on the property.
